Suitability & Eligibility Policies

  • Adults – Min Age to Stay: 25 years.
  • Graduation & Stag/Stagette Parties: Absolutely no grad, stag or stagette parties allowed.
  • Non-Smokers Only: Absolutely no smoking inside villa.
  • Pets: No.
  • Seniors: We welcome seniors.
  • Subleased Tenants: Subleasing to other tenants not permitted.
  • Travel Reseller Bookings – no Referral Fee offered: We do not accept travel reseller bookings.
  • Wheelchairs: Property cannot accommodate wheelchair use and wheelchair access.
  • Young Adult Groups 17-24 With Accompanying Age-Eligible Adult(s): We welcome young adults age 17-24 only when accompanied by adults who meet our minimum age requirement.
  • Young Adult Only Groups 17-24: Young adult only groups age 17-24 are NOT permitted.

 


 

Reservation & Cancellation Policies

  • Arrival Days: Must be weekly rentals with Saturday arrival to Saturday departure.
  • Cancellations Made by Guests: Cancellations made between date of booking, up to 60 days before arrival date carry a 25% penalty of accommodation cost. Cancellations made less than 60 days before arrival carry a penalty of 100% of accommodation cost.
  • Courtesy Hold Reservations: Sorry, no courtesy holds.
  • Delayed Arrivals: Arrive anytime after 4:00pm.
  • Delivery of Instructions and Access Information: Emailed when balance of payment is received.
  • Ineligible Guests Reservation Reversal: The Owner or their Contact reserves the right to cancel reservations made by, and refuse business to: Guests who do not meet the policies published in this property’s Policies Table at the time of booking and past Guests known to have: intentionally violated rental property policies, damaged and/or defaced rental properties through intentionally destructive and/or negligent behavior, engaged in theft, broken local bylaws and laws, committed fraud or who misrepresented themselves, and Guests who have caused bodily or emotional harm to any third parties.
  • Late Reservation Payments: No refunds. We are not responsible for arrival delays.
  • Privacy: The Owner, their booking Contact and this web site’s technical administrators agree to not sell, refer, rent or divulge to any third parties the names or personal information of their Guests without prior written consent from the Guests, except under force of law, or for law enforcement purposes relating to policy and property violation. The Owner and their booking Contact also agree to not use Guest personal information for any reason other than its original intended purpose without written consent from the Guests. Guests agree to not sell, refer, rent or divulge to any third parties the names or personal information of the Owner or their booking Contact without prior written consent from the Owner and/or Contact, except under force of law or for law enforcement purposes. Guests also agree to not use Owner or Contact personal information for any reason other than its original intended purpose without written consent from the Owners and their Contact.

 


 

Guest Stay Policies

  • Check-In Time: 4:00pm.
  • Check-Out Time: 10:00am.
  • Complaints Concerning Property: Report all property complaints or obvious damage caused by previous Guests to us immediately, by phone and by email as they become evident. Serious problems should be reported with supporting photographs. We will make our best efforts to rectify problems as soon as we can. Failure to notify us of property-related problems while in the property and as they become evident, will forfeit any rights or claims against us regarding property condition after your departure.
  • Excessive Noise: Please keep noise to a minimum. We would like to maintain the peace and serenity of beautiful Tuscany.
  • Garbage Removal: Please take recycling, food and general garbage to designated areas. Information will be provided at check-in.
  • Housekeeping: Complimentary before, mid-week touch up, and after departure.
  • Liability: Guest responsibility. Owner will not be held responsible for any accident or injury while in and around property for guest or guests of guests.
  • Security: Guests are required to set the alarm, securely lock all doors and entrances, and securely close all windows in the main house and 2 guesthouses at night and when not in the villa.
  • Maintenance Emergencies: Complete emergency contacts provided for booked guests. Refer to the villa welcome book for all emergency contact information.
  • Maximum Sleeping Capacity: 23 people maximum (adults and children) for the main house and 2 guesthouses.
  • Policy Updates: We reserve the right to make changes to our Policies.
  • Property Damage: The Security Deposit is $3000 CDN or equivalent in your own currency and is collected on your arrival and held by the owner for the duration of your stay. Should you or your party cause any damage at the property contact us right away so that we can agree on a reasonable settlement. Damage includes, but is not limited to: property damage; excessive cleaning charges; lost, broken, or missing property items; all charges related to security/police involvement regarding property’s occupants behavior/actions while on the property.
  • Rental Accommodation Zoning: n/a.
  • Terms of Eviction: Guests will be evicted for smoking within the property, pets within the property, presence of more than 23 overnight guests in the main house and 2 guesthouses, and/or property damage to property area. Forfeit of all deposits/payments will occur in the event of eviction.
